Private Acquisition

A search governed by relevance — not volume.

Identifying and securing a residence that corresponds with the principal, the place and the intended next chapter.

DGF Private Office does not begin with an inventory. It begins by understanding the intended life setting, the principal's requirements, the relevant market and the reasons the residence is being sought.

The mandate

The House then coordinates the search, assessment, negotiation, professional review, transaction and establishment of the residence.

There is no catalogue, no filter and no automated matching. Relevance is established before anything is introduced.

Scope of the mandate

  • Acquisition brief
  • Distinction between requirements and preferences
  • City, neighbourhood and market review
  • Confidential sourcing
  • Public and private opportunities
  • Initial residence assessment
  • Controlled inspections
  • Seller and adviser correspondence
  • Valuation coordination
  • Negotiation strategy
  • Appointment of legal, tax and technical specialists
  • Financing coordination through authorised providers
  • Transaction supervision
  • Handover
  • Residence Passage where required

Funding Readiness & Lender Coordination

Before a residence is introduced or approached, DGF Private Office establishes whether the intended acquisition can proceed in the time and form contemplated. It coordinates proof of funds, financing readiness, acquisition and completion dates, and introductions to appropriately authorised banks or financing specialists where required.

Lending and mortgage advice are provided only by appropriately authorised institutions and professionals. DGF Private Office coordinates the residence mandate and does not present itself as the lender or mortgage adviser.

What the mandate is not

Private Acquisition is not an unlimited property search, access to secret listings, a buyer concierge or a searchable catalogue of residences.

A small number of residences considered seriously is more useful to a principal than a long list assembled for its length.

Request a private consultation

A few considered sentences on the residence, the family circumstances and the reason the House is being approached are more useful than particulars.

Please do not submit passports, identity documents, bank statements, legal instruments, school records, medical information or other confidential material through this initial form.

The limits preserve the purpose

DGF Private Office is not a conventional family office, property portal, relocation company, private bank, law firm, tax practice, investment manager, construction company or concierge provider. The House is appointed for a defined matter of continuity. It does not assume permanent administration of the family's wealth, investments or general affairs.

Where an accepted matter requires specialist or regulated work, the House appoints or coordinates the appropriate professional.

DGF Private Office remains the point of continuity. Each appointed provider remains responsible for their professional work.

DGF Private Office is a service identity of DGF & Co Capital Services GmbH. Accepted mandates are entered into by DGF & Co Capital Services GmbH, registered in Berlin (HRB 219323 B), as identified in the engagement letter and legal notice.
