DGF Private Office does not market the number of residences it displays. It distinguishes itself through the quality of preparation, judgement and controlled introduction applied to each residence it accepts.
Preparation is not hesitation. A residence that has been properly prepared transacts with fewer conditions, fewer withdrawals and fewer reductions late in the process.

The Residence Evidence Schedule
DGF Private Office assembles and records the material required to understand and prepare the residence: ownership and title records, plans and measurements, building and planning documentation, energy information, technical reports, relevant association or co-ownership records, and identified gaps or discrepancies. Legal and technical conclusions remain the responsibility of the appropriately appointed professional.
DGF Editions
The Residence Edition
Where presentation is appropriate, DGF Private Office may prepare or commission a DGF Edition: an issue-specific editorial dossier that brings together the residence narrative, verified information, approved photography, plans, material disclosures and the intended transaction route.
The preparation of an Edition does not determine that the residence will be publicly marketed. Distribution remains governed by the accepted mandate and may be private, selectively introduced or, where appropriate, entrusted to an appointed selling agent for wider execution.
The Residence Edition does not replace the Residence Evidence Schedule. It translates approved information into a coherent form for the recipient authorised to receive it.
The cover creates attention. The Edition establishes the reality behind it.
- Private
- The Edition remains within the mandate-specific Reading Room and is released only to individually approved recipients.
- Selective
- An authorised cover or introduction may be shared directly with selected recipients. The complete Edition remains subject to the approved access route.
- Wider execution
- Where wider public marketing is determined to be appropriate, DGF Private Office may coordinate the appointment of DGF & Co Capital Services GmbH or another suitable local selling agent. The appointed executor remains responsible for its defined mandate; DGF Private Office retains the principal relationship and continuity of the entrusted matter.
Execution
DGF Private Office retains the principal relationship, establishes the mandate architecture and coordinates the passage against a single chronology.
Where local execution is required, the House advises upon and coordinates the appointment of a Local Selling Agent, an Exclusive Selling Agent or Joint Selling Agents, as appropriate to the residence and market.
Each appointed agent or professional remains responsible for the work performed under its own engagement. DGF Private Office remains the mandate's point of continuity through preparation, introduction, negotiation, closing and handover.
Bring a residence before the House
A few considered sentences on the residence, the family circumstances and the reason the House is being approached are more useful than particulars.
Please do not submit passports, identity documents, bank statements, legal instruments, school records, medical information or other confidential material through this initial form.
The limits preserve the purpose
DGF Private Office is not a conventional family office, property portal, relocation company, private bank, law firm, tax practice, investment manager, construction company or concierge provider. The House is appointed for a defined matter of continuity. It does not assume permanent administration of the family's wealth, investments or general affairs.
Where an accepted matter requires specialist or regulated work, the House appoints or coordinates the appropriate professional.
DGF Private Office remains the point of continuity. Each appointed provider remains responsible for their professional work.
